Cavity Waterproofing



Cavity drainage membranes are used to waterproof walls and floors below ground levels, and also vaulted construction. The systems work by lining the areas to be protected with the appropriate membrane on the internal surfaces. All membranes joints and fixings are sealed, using specialised sealing products to prevent any ingress of water or moisture. The systems can also be used as protection against contaminants such as salts, carbon deposits, fertilisers, oil etc.


Because it is not possible to determine the amount of potential water pressure surrounding the structure, BS8102 tells the designer to expect a head of water to ¾ the depth of the structure for a structure up to 4m below the ground, and that for deeper structures, a head of water to 1m below the depth of the structure.

ALTERNATIVES

You may have considered ‘Tanking’ as a method of waterproofing the structure. Tanking, classified as ‘Type A’ waterproofing by BS8102 is basically the insertion of a barrier to either the inside or the outside of the structure that is designed to hold back the expected water pressure.
Because it is dependant on holding back what can be significant water pressure, a Tanking system has to be completely defect free for it to be successful. In the court case Thomas Wetherald V Outwing Construction, the court ruled that it is not possible for the tanking to be 100% defect free, and it was recommended that Tanking should not be used on its own as the only means of waterproofing.

THE STRUCTURE

Structures are very strong in compression but relatively weak in tension. The lateral bending stress imposed by water pressure can force through joins and can cause tanking to crack and fail. System 500 does not impose these stresses on the substrate. Unless the structure is designed by an engineer to withstand the stresses imposed when tanking withstands water pressure tanking should not be used. Even if the Tanking where to be successful, a hairline crack in the structure due to movement caused by vibration or thermal contraction or expansion is enough to crack or delaminate the Tanking leading to failure. System 500 is not affected by structural movement and its resulting cracking.

Waterproof Renders and slurries


Installing water proof renders and slurries is another form of tanking. This form of tanking is prone to cracking and debonding.
The preparation has to be perfect and is not easily achievable to a required standard. Any vibration or movement will lead to cracking or de bonding. A correctly specified and applied render or slurry system would be far more expensive than a Membrane system but with none of the advantages.

DRAINED PROTECTION

The LESEGO WATERPROOFING system will conform to BS8102:1990 Protection of Structures Against Water from the Ground, and is termed as Type C Drained Protection. Our method of waterproofing is used on a daily basis to waterproof both new build and existing structures, and is used extensively to waterproof structures where Tanking has failed. Because water will ingress at the weakest point in the structure, LESEGO WATERPROOFING System 8 places depressurisation air spaces to intercept the water that may leak into the structure through the junction between wall and floor utilising the wall floor junction drainage channels. It is a condition of insurance companies that the plastic channels are used and for good reason. Water will almost certainly only ingress through defective joins in the wall floor junctions, floor slab joins or defects in existing masonry. Water should be picked up at these points by the plastic drainage rather than cross concrete to drainage. Water running over new concrete picks up free lime and when it dries calcification can occur which eventually causes blockages. Drainage channels should always be accessible and serviceable.

Floors

As well as being a complete waterproofing and damp proofing system LESEGO WATERPROOFING Membrane system is also used to upgrade damp and defective floors. With excellent crush resistance the system lends itself to a variety of different finishes which include conventional screeds, thin layer fast drying screeds and wood based floating floors. Insulation can also be used in conjunction with the system where required. The system can be linked to the damp proof course constructed within a new wall or to an existing or chemical damp proof course.

Preparation

As the membrane systems are mechanically fixed there is no reliance on the ability of the product to bond to the substrate, The LESEGO WATERPROOFING system can be applied to a variety of different substrates for example over existing renders or broken down bitumen coatings etc. This can easily be achieved without detriment to the integrity of the system.

Damp Pressure Equalisation

The studded structure of the membrane allows the dampness behind the membrane to move in all directions unhindered, therefore the whole of the wall or floor surface takes the damp loading. Deterioration and breakdown created by weak points are eliminated. The product does not divert the problem to other areas.

Flexibility

In structures where movement or vibration can be a problem such as sub- street vaults, railway arches and buildings constructed with movement joints, the Newton system is well able to cope with any normal building movement


The floors in this ancient property flooded on a regular basis. LSE installed a large 20mm stud cavity membrane over the floors and installed a drainage channel at the wall floor junction. The original slabs were then re laid and flooding is completely cured. The LESEGO WATERPROOFING floor systems are completely demountable so they do not have a detrimental effect on the historic fabric of the building. If the floor membrane is ventilated the floors can breathe. If you completely water proof the floor and reduce the surface area of evaporation there is a possibility that damp will rise into the walls. That will not happen with a well detailed membrane system.





This project for Barratt homes was 4000m2 of floors over which LSE laid System 500 membrane then insulation and under floor heating were installed and LESEGO WATERPROOFING installed a 75mm sand cement screed.




Floods

As well as being a complete waterproofing and damp proofing system the Cavity Membrane system designed by LESEGO WATERPROOFING is also used to control and redirect flood water. Systems can be designed which work with flood gates bund walls and sumps and pumps to drain floodwater and protect buildings that are affected by floods. With our systems inside and Revetment flood gates installed we will guarantee the whole property against flooding in any situation.

Historic Buildings

Introduction

Historic buildings often have basements and cellars which have been used over the years for various purposes. Some are very well designed with drainage and cavities or sumps. Over a period of time water ingress has introduced large amounts of salts into the structures or the use of the space has changed and requires dry internal finishes.
Traditionally this has been achieved with Cement renders or Asphalt and more recently cement slurries.




The property shown has more recently been waterproofed by LESEGO WATERPROOFING with a cavity drainage system.



The photo shows a typical Asphalt application sandwiched behind a brick wall and below the screed. The wall has in more recent times been tanked with a strong cement render.






The Cavity drainage system is described in BS8102 as the most reliable form of waterproofing. It is also the most suitable for historic or traditionally built buildings.
The system is completely demountable in most situations. It can be finished with lime plasters or independent dry linings. The moisture in the walls behind the membrane can evaporate unhindered (“breathe”) unlike with any waterproofing system.

We ask that our clients take time to read and understand this document clearly.
Most guarantees issued for waterproofing do not provide adequate if any cover for your protection in the event of a failure in waterproofing.
Company guarantees rely on the company continuing to trade and to maintain adequate insurance cover. Most do not have relevant insurance even the bigger companies cease to trade.
Manufacturer’s guarantees rely on proving defects in the materials and this is rarely if ever possible to prove. Manufacturers are just as likely to cease trading as contractors.

LESEGO WATERPROOFING offer company guarantees and they are underwritten by a third party insured guarantee so if the waterproofing installed by LESEGO WATERPROOFING should fail for any reason whatsoever it would be covered even in the unlikely event of LESEGO WATERPROOFING ceasing to trade. Our guarantees are accepted by NHBC AND ZURICH.

With the Insurance Mediation Directive (IMD) (in force from January 14th 2005 and implemented to stop people and companies misleading the public), those offering true insurance to the public must comply with the Directive and this has implications on how LSE Building Preservation Ltd inform, deal with and protect their clients.

Appointed Representative:


So, what are the benefits of using a company with an Appointed Representative Status?
Of the 2,500 purported specialist remedial companies in the SOUTH AFRICA, LESEGO WATERPROOFING Building Preservation is one of only 20 Appointed Representatives in the whole of the South Africa. LESEGO is, as stated, headed by an FSA Approved Person.
To meet the criteria for this, LESEGO WATERPROOFING accounts for the last three years have been examined and approved by an independent accountant employed by the GPI.
Ian MacLennan of LESEGO WATERPROOFING, together with its secretary and administration staff dealing with insurance, have been vetted by the FSA for any criminal activity and were found spotless.

Insurance:

LESEGO are one of the few companies who pay for Professional Indemnity for waterproofing. We are therefore insured for advice given and accept design liability. LESEGO WATERPROOFING are one of the very few companies that pay for products insurance so that in the event of a failure in our work for any reason we are able to rectify the work as necessary. LESEGO WATERPROOFING have never had to claim from this insurance.

Service Contract:

LESEGO WATERPROOFING offer a maintenance contract that involves checking and servicing the system annually, including proving the efficacy of the channels, hosing them out if required, cleaning out the sump/s and testing the pumps where present. Subject to this, the initial ten year guarantee will run on as long as the maintenance contract does, so in theory it is not limited in time. The maintenance contract is charged annually from the start of year two, with the basic charge for this as shown in our quotation, reviewed five yearly. It covers the on-site service and a ‘service pack’, including replacement of important seals and valves, along with alarm batteries, all within the price.

Extra charges will occur in time. For example, pumps and main batteries are covered under the manufacturer’s guarantee for one year then replaced as and when necessary at cost, plus 25% mark up. This must include main ‘battery backup’ batteries every three years where present, to ensure that they remain in good working order. Current prices (for guidance) are available on request. A maintenance contract must be taken out to qualify for our guarantee and to qualify for insurance as the channels, sump/pumps, and batteries must be serviced to ensure that the system performs the function for which it is designed.

GUARANTEES & INSURANCE

Work undertaken by LESEGO WATERPROOFING is covered by written guarantees for ten years subject to the maintenance contract above. LESEGO Building Preservation maintains Professional Indemnity Insurance covering the advice and design specification given on the property together with Product Liability Insurance covering the work of ‘product’ installed – including workmanship. This basically protects both the client and LESEGO WATERPROOFING in the event of a claim. What the public do not realize is that 98% of the other 2,500 or so purported specialist remedial companies in South Africa keep them in ignorance of the fact that in the event of a claim when not insured, the company’s guarantees are only as good as their often inadequate net assets.

Whilst LESEGO WATERPROOFING continues to trade you have the protection of our Professional Indemnity and Product Liability insurances, but how can you protect yourself in the unlikely event that LESEGO WATERPROOFING ceases to trade? To cover even this remote possibility we offer Guarantee Protection Insurance (GPI) on the system. This is a one-off payment for a period of ten years covering the installation, matching the initial guarantee period and protecting the client in the event of LESEGO WATERPROOFING ceasing to trade for any reason. It is a valuable document, becoming part of the deed package. In the event of a transfer of lease or property sale, envisaged that the insurance can be extended at the end of the initial ten year period at the going rate at that time, subject to the system being in good working order and under an ongoing maintenance contract.

Because of the above, LESEGO WATERPROOFING believes it offers the best protection available to its clients both while it continues to trade and should it ever cease to trade.

Note:


With Manufacturer guarantee schemes, a guarantee fee is frequently taken into the profit and loss account and seldom held as an asset by the Manufacturer.
Their statement that it is ‘insurance backed’, usually means that it may include ongoing calamity insurance to protect against large claims. The GPI scheme is not vulnerable to a Manufacturer ceasing to trade, an occurrence that has happened may times in the past, leaving their so called backup ‘insurance’ guarantees worthless. Companies that have ceased to trade include, Catamance, Burma Solignum, Tomas Ness etc. GPI, being FSA regulated, ensures that sufficient funds are ring fenced to meet all expected claims from the insurances written for the next 20 years.

The proposed works for cavity membrane installation below ground level will be covered by our 10-year written Guarantee when installed to our specification.

Please note:-

We have also allowed for the Guarantee Protection Insurance Ltd policy for the cavity membrane installation which will be applied at a one payment only premium which is calculated per job, which covers the installation for a period of 10 years, so that in the unlikely event that LESEGO WATERPROOFING should cease trading for any reason the work will still be guaranteed.
Genuine insurance backed guarantees can only be offered by qualified companies who are full members of the Structural Waterproofing Group and have been assessed at the British School of Waterproofing.
LESEGO WATERPROOFING also pays for full product insurance (unlike most other companies) which guarantees that in the event of a failure of our work for any reason funds would be available to rectify any problems.

Important Note:


The Company issues Certificates of Guarantee on full payment of the account, including any retention.
